This is how the property looked while we waited for P&Z approval to convert the neglected commercial building to 5 luxury rental apartments. The solidly constructed building’s front section contains ancient oak beams and was once a schoolhouse that was relocated from the Norwalk Green to the end of Lewis Street in the early 20th century.

After almost a year of lead time, finally in a position to install flooring and paint walls in preparation for kitchen cabinets and bathroom fixtures. First floor yields one 1BR apartment and two 2Br apartments. Coffered ceiling in a BR apartment at front of building is a wonderful feature. Lots of lateral space and 9′ ceilings!

Major demolition at last! While “everything must go” from the inside (except staircases, & Windows), the exterior will remain architecturally pure and of the 1860 period, albeit with some enhancements beyond the 40′ setback as dictated by P&Z / Building Department.
Formerly a halfway house and divided into 9 small living arrangements with communal bathrooms and a central kitchen, there was no real alternative use for the building other than offices or apartments.

Weeks away now from the arrival of kitchen cabinetry. My favorite apartment is the 1BR at the front of the building overlooking the street. Almost too much light and too many windows – is that possible?  Ceiling height is amazing.

“Down to the studs”… Despite a complete remodel / construction of the building for a long-term tenant in 1980, conversion of the 2nd floor to large, open plan apartments meant taking down walls and filling upwards of six 30 yard dumpsters.

An incredible amount of work overall to execute this carefully thought out plan, but they will be central to the layout of this unique duplex 2 BR apartment.

Digging the window wells for Apt 1-C. Had I known the level of complexity  / hassle, I probably wouldn’t have….Anyways, 2 weeks of digging by hand required them drainage, cement footings and soon block construction. The 2 bed / 2 1/2 bath duplex apartment will be beautiful !

Finally, the best part of all… planted grass seed and turned on irrigation!  Flagstone patio and walkways to be arranged and set by Oct. 1st. Weather perfect.

My favorite part! After a lot of head scratching, we determined that significant terracing of the hillside was the solution to enhancing the western views and encouraging outdoor use of the (future) flagstone patio and built-in BBQ. With a lot of chainsawing, digging and sculpting of the earth, we installed sixty 16′ railroad ties (from Westchester) to create a series of large window boxes for the dozens of Ilex Holly shrubs and Arborvitae trees.
